Asset Manager – Real Estate Private Equity
The Company:
Hanning Recruitment are delighted to be working exclusively with a real estate private equity firm who are growing. Our client invests alongside their investors and have the ability to warehouse transactions which provides execution certainty. They act with a high level of transparency and integrity towards its investors and stakeholders. They have two main strategies high yielding multi let offices in and around London and a long income strategy across multiple asset classes. The firm is selectively pursuing opportunistic transactions across real estate sectors mainly in the UK for now with the intention to expand into Europe.
Job Objective:
The successful candidate would be joining a quickly growing investment business and would be a key hire in terms of hands-on “bricks and mortar” real asset skillset. The individual will be responsible for establishing, implementing, and monitoring portfolio strategies and asset-specific business plans and for ensuring that each asset’s approved budget is adhered to from acquisition, through development or business plan implementation, to disposition. They are also responsible for analysing financial, operational, and strategic matters and issuing recommendations to improve asset performance. At the early stages of a potential investment, the individual will work together with the investment team to ensure that realistic and achievable business plans are generated.
Specific examples of workstreams include leading the leasing of vacant space and negotiating terms with prospective tenants, negotiating and executing rent reviews, establishing and executing capital expenditure programs for individuals assets, identifying potential improvements and savings at the asset level through working closely with property managers and the tenants, writing quarterly asset management reports and keeping up-to-date with the investment and leasing activity for the relevant sub-markets, to name a few. In workstreams that include external consultants, for instance during leasing or rent review negotiations, the candidate will also be responsible for scoping and procuring the services, and for overseeing these external parties.
Duties & Responsibilities:
- Responsibility for the asset management of the existing portfolio, including to ensure an up-to-date in-depth knowledge of the portfolio and its tenants.
- Responsibility for the selection and oversight of asset-specific external parties.
- Maintain a high level of understanding of the real estate markets where the existing and pipeline assets are located.
- Ensuring a quality of property management service is delivered, and to ensure that the strong relationships are forged with occupiers to create repeat business opportunities.
- Be aware of tenant expiries and rent reviews and proactively engage with tenants and leasing agents to ensure relevant actions are proactively taken.
- Take a lead role in preparing quarterly and annual investor reports, and annual budgeting.
- Assisting in identifying new potential tenants for the portfolio and to develop tenant relationships.
- Ensure that a the environmental, social and governance (“ESG”) aspects of asset management is reviewed, researched, and implemented.
- Review existing business plans and recommend courses of action.
- Visit portfolio assets on a regular basis.
- Support the investment team with the creation of business plans for new investments.
Requirements:
- MRICS Qualified/General Practice Surveyor.
- Tangible experience in identifying and implementing asset management.
- Able to demonstrate commercial awareness across real estate sectors.
- Able to demonstrate market awareness to see business opportunities and build cases to support them.
- Experience of dealing with landlords/tenants and able to demonstrate excellent communication levels.
- Experience of development, construction, and maintenance issues.
- An understanding of the planning process and experience of dealing with planning consultants and applications.
Remuneration:
The role is paying up to £100,000 dependent on experience, plus bonus and benefits on top.
